Chase Devonshire Ltd have a strict policy on tenancy expiries.
Chase Devonshire will write to you and your tenants 3 months prior to the end of tenancy, to ask both parties of their intentions.
In instances where we have no response to the first letter, we will send a second letter two months before the end of tenancy to advise the tenant that the property will be re-marketed, but that it is still not too late to renew.
As soon as we have an answer from the tenant, we contact you, the landlord. If the tenant wants to renew, we confirm that you are happy with the terms of the renewal and if you wish, to review the rent amount.
If the tenant is vacating at the end of tenancy, we will go back to the estate agent, who let the property originally, for them to remarket the property and find a new tenant as soon as possible.
You, as landlord, however retain the right to market your property through any agents you wish.
Inventory Check In/Out
Considered an intrinsic part of property letting and which must be performed under strict guidelines to avoid ambiguities.
Correctly executed inventories and check in/out reports are imperative to avoid bitter disputes between landlords and tenants once the tenancy has expired.
We contract the services of only the best inventory companies who are noted experts in their field to conduct property reports. Chase Devonshire require all landlords to pay for check in and inventories and for our tenants to pay for the check out reports at the end of the tenancy.
